WHO
OWNS THE APPRAISAL
In short, the person/business that orders the appraisal
is the owner.
For example, you are the buyer and borrow from the bank;
the bank orders the
appraisal and it is delivered to them. You may be charged
a fee by the bank along
with other closing costs; but the appraisal belongs
to the bank.
We cannot share the findings with you, your spouse,
your seller, the realtor, your
attorney, the neighbor or even the County Assessor .
On the other hand, the bank is
required to give you a copy of the appraisal.
